My experience is solidly  based in Housing Finance and Management  within the United Kingdom, having worked as a Finance Director for Humanist Housing Association (now part of the much larger Origin Housing Group  http://www.origingroup.org.uk/ ) and latterly as a consultant with HACAS Ltd  now part of  Tribal Group PLC  http://www.tribalgroup.com.

My clients included many of the large social housing landlords and Housing Securities Ltd responsible for loans to housing associations of almost a £1billion (GBP).  British social housing is one of the most regulated activities of the UK economy and the main thrust since the late 1980s has been development with private finance, this has left me fully conversant with all of the issues surrounding the development management and financing of property for rental.

I hope that some regulation finds its way into the South American property sales and rental markets because property dealing in South America tends to lack credibility – the market needs some regulation – unofficially, we enforce standards and we expect anyone that deals with us to act subject to contract.

Well, I wanted a lifestyle change. Buenos Aires is a great city with some wonderful opportunities for property investment.  I felt that the first time I visited in 2005, by the end of my holiday I had made my mind up, I decided to sell up in Europe and move here lock stock and barrel, it is a decision I have never regretted.

Our chairman was already involved in property investment in South America and since 2007 I have helped Mainline Security diversify from providing international security services into a successful property consultancy, that has taken just three years – keep watching this space!

I have invested in both residential and commercial property in Buenos Aires and make good returns on my money and so therefore speak from experience.

Sure, there is the tedious bureaucracy, but life and commerce is no different in South America than any place these days. At the moment, property prices are a lot more stable in Buenos Aires and they are sheltered from the not so stable Argentine peso by being purchased and sold in US Dollars.

In addition,  cash is king and  purchases are generally made without mortgages, so no bubbles to burst.  By and large, the real estate sector in Buenos Aires operates as an orderly market.

More to the point, whilst some rents are charged to overseas visitors in dollars our owners pay their running costs in pesos getting near four to one pesos on the dollar.
