Mainline Security Estate Management is not a letting agent in its own right and nor do we act as an estate agent or realtor.
Our property management role is to act for the owners with all due diligence, care and complete discretion to ensure the best marketing to tenants and stable happy tenancy that maximize revenue.
We operate a ‘Chinese Wall’ between our property management and marketing teams to ensure ethical management that maximizes your property’s income potential.

Services included:
Payment of Accounts
Any property will incur expenses such as service charges, electricity, gas, water, telephone, internet, rates and insurance. Mainline Security Estate Management will act on behalf of owners to ensure that these accounts are settled and in good order at all times, will query any invoices, which appear incorrect and will advise owners on the most cost effective form of service delivery for any item.
Accounting Records
Mainline Security Estate Management with provide monthly statements regarding the income, expenditure and balances of funds and will hold all invoices to be supplied to property owners as required.
Safekeeping & Transfer of Funds
Mainline Security Estate Management will hold funds on behalf of property owners and will arrange transfers to accounts in Argentina or worldwide as required. Payments are also possible via PayPal and cash if required.
Client Liaison
Mainline Security Estate Management will liaise with clients and letting agents to ensure a tenant checked-in to your property professionally with our trademark compliance test, inventory and quality agreement; and we maintain properties in good order during a tenancy; and that we check tenants out. Where tenants have been responsible for damage Mainline Security Estate Management will make correct deductions from security deposits (based on an agreed inventory) and we immediately repair or replace items ready for the next tenant.
Repairs & Replacements
Mainline Security Estate Management can arrange repairs and replacement items as required. Where any such expenditure will exceed an agreed limit, we agree replacements and works with the property owner before purchases or work is undertaken. Where repairs are likely to exceed USD$500 Mainline Security Estate Management will seek three quotes before advising upon a contractor.
Cleaning
Mainline Security Estate Management provides cleaning services as required and domestic staff for luxury apartments based on occupation rates and cyclical needs – we deduct cleaning costs from rent.
Associations & External Property Management
Apartments are usually in a managed building and we will liaise and meet with management companies tasked with the management of your building to represent your views.
Confidentiality
All work undertaken on behalf of owners is strictly confidential, Mainline Security Estate Management and its agents operate offshore instructing and paying third party care specialists in Buenos Aires who are not party to your financial dealing with the company and we will not disclose any aspect relating to the property owners affairs to any third party. WE also will not charge you Value Added Tax.
Taxation
Mainline Security Estate Management does not act as tax advisers, and therefore, we advise the use of independent or our in-house advisors.
Insurance
Mainline Security Estate Management will risk assess and advise on appropriate levels of insurance cover to minimise risk.
The property owner must:
- Provide 3 sets of keys.
- Prove and confirm in writing that they are the legal owners of the property and that there are no restrictions relating to the letting of the property on a short or long-term basis.
- Sign a Power of Attorney that allows the full management of a property and indemnifies us against costs, losses and damages where we undertake to pay local or national taxes that relate to the properties we manage.
- Respond to communications within 24 hours. All communications will be in writing to the property owner’s email address. We notify urgent matters by telephone, but always follow up in writing. Property owners agree that email is an acceptable form a communication and all emails have legal force and bind the parties.
- Property owners must give written notification of any period when they may wish to use their property for personal use or lettings to friends, furthermore property owners must agree that they will respect bookings accepted in good faith on their behalf and pay cancellation fees to other agents.
- We advise property owners to remove valuable items and art-object from properties. Mainline Security Estate Management will act in good faith when dealing with tenants but owners cannot hold us liable or responsible for loss or damage of property that may occur and which cannot be funded by a tenant’s security deposit advised.
